Being proactive and innovative is part of the job description if you work for Fabege, one of Sweden’s leading property companies. For business developer Charlotte Liliegren, it also means preparing new zoning plans and calculating the cost of refurbishment work and investment decisions.

Charlotte Liliegren walks through the doors to the municipal building in Sundbyberg at 8:20 a.m. She is a business developer for the property company Fabege, and together with her colleague Victoria and architect Anders, she will be meeting the municipality’s commercial and planning manager.

“We want to amend the existing zoning plan to allow us to refurbish one of our office buildings.”

Anders shows the council members the drawing that the team has, with the planned extension of the Fabege office building in Sundbyberg. Whether the addition of four floors will consist of offices or apartments has not yet been decided, it depends on the customers’ requirements and how efficient each expansion stage is. The matter will be discussed at the next city council meeting. Only then will Charlotte know whether a planning process can be initiated.”

At 11:00 a.m. Charlotte is back at Fabege’s top-modern head offices at Arenastaden, Solna, a new city district by Solna station. Fabege is involved in developing Arenastaden, where the company has a large portfolio of commercial properties. More precisely, it has 120,000 square metres, and the possibility to produce about 150,000 square metres more.

“Our properties are in excellent locations, so it’s a pleasure working on development issues. I feel that our portfolio offers major potential.”

As business developer, Charlotte is responsible for driving zoning plans for the blocks where Fabege wants to rebuild or change the areas of use. She also analyses various business plans and prepares decision documentation. The telephone rings before she is halfway to the coffee machine. The bank wants to discuss financing of a future tenant-owners’ association.

“We are building 45 tenant-owned flats at Lästmakargatan in Stockholm inner city, which will be completed in one year. I am responsible for project financing and I’m meeting possible financiers. We normally do not build tenant owner flats, so this is a slightly unusual project for us.”

Half an hour later, ten Caesar Salads are placed on the table in the boardroom. It is time for the monthly meeting of the innovation group, a forum for highlighting issues that could be improved in the company. Most of the personnel categories are represented: business administrators, engineers, project managers, letting staff, property managers and operating engineers. Today, the discussion mainly focuses on last week’s personnel conference.

After lunch, Charlotte gets into her car again, this time with her colleague Per. They park a short while later at Solna Business Park, in front of an office building from the 1950s with large glass windows.

“Welcome,” says Charlotte, shaking hands with hotel entrepreneur Anders, who is interested in operating a hotel in the premises. Together with Hanna, a property manager at Fabege, they tour the office premises.

“We already have a few hotels in our portfolio. Our core operation is offices, but we continuously evaluate what is most profitable for each property."
