When Oskar Sköld finished his studies and immediately began working at the property investment company Drott, which is now Fabege, he had no thoughts of becoming an executive. But when the opportunity presented itself three years ago, he seized upon it – a decision he does not regret.

What made you say yes to the job?
 “In a way, it was a natural progression after a number of years in the company, even if I had never actively endeavoured to become a manager. I began as the administrative manager of a relatively sizeable area in Solna with a large number of employees. That was quite nerve-racking, but I have always had good support from colleagues and other managers.”

What does being Property manager mean to you?
 “I have total responsibility for our properties in a geographical area – currently, Östermalm in Stockholm, where we have 12 properties. Work sometimes includes responsibilities for accounting and technology, and ensuring that our tenants are satisfied, as well as letting out any vacant premises. As personnel manager, I also have responsibilities for a number of employees, and for ensuring that the team members work well together and develop in their roles.”

What are you like as a boss?
 “I endeavour to be humble and see myself as more of a coach than a boss, especially if we are referring to the traditional image of a boss who stands over his employees dictating everything. But even if I am careful about listening and discussing various solutions, I alone must ultimately take a decision, and I have no problems with that.”

What’s the best thing about being the Administrative Manager?
“It’s fun being able to influence the company’s focus and goals at a higher level than I could before I became the Property manager. It is also fun to support and contribute to my employees’ development, although responsibilities as a personnel manager can also entail tough challenges with difficult issues that have to be solved. However, that is something that contributes to my own development.”

What is it like being a manager at Fabege?
 “I have always had excellent support. We receive continuous leadership training with various themes, such as coaching. Then it’s a matter of transforming this into reality, and while it isn’t always easy, the courses and seminars provide new insights, which is inspiring.”

What is the most enjoyable aspect of your job?
 “That it has variety. New issues can emerge all the time concerning everything from renegotiations of major leases to garbage collection and disposal equipment that doesn’t work. Furthermore, I have considerable contact with our tenants and am usually out in the field. It’s definitely not a job where you sit behind a desk all day long.”
