Inauguration of Saab’s Office in Solna Strand
Approximately two years after Fabege and Saab signed one of Sweden’s largest office leases, Saab has now moved into its new premises in Solna Strand. The agreement covers 66,000 square meters in the property Nöten 4, with an annual rental value of approximately SEK 155 million and a lease term of over ten years.

When Saab needed to find new, larger, and more suitable premises for its growing operations, it coincided with Fabege having a property in Solna Strand that was about to undergo extensive renovation. Two needs met – and became the start of a close collaboration. Through trust, speed, and shared goals, Fabege and Saab have together completed one of Sweden’s largest tenant adaptations in just two years – in an existing building.
– Saab’s expansion and establishment here in Solna Strand is an important step in supporting our growth journey, but also, of course, to provide our employees – both current and future – with a modern, well-designed, and highly functional workplace, says Carl-Johan Bergholm, Head of Saab’s Business Area Surveillance.
The building, originally constructed in 1971 for the Swedish Tax Agency, has been refurbished with a focus on sustainability, reuse, and energy performance. Today, it offers around 40,000 square meters of activity-based office space, designed for flexibility and cross-functional collaboration. Fabege’s total investment is estimated at just over SEK 1.2 billion.
– The new Solna Strand office can accommodate 3,300 employees. The majority are from the Surveillance business area, but staff from all of Saab’s business areas are represented here, continues Carl-Johan Bergholm.
Carrying out such an extensive project within an existing property is uncommon, but has yielded major benefits in terms of time, cost, and environmental impact.
– We wanted a central location with good transport connections that could serve as a meeting hub within Saab and be attractive to new employees so we can achieve our desired growth. And that’s exactly what we’ve got. Our conference center at the Solna Strand site is bustling with activity, and our employees who have moved in seem very pleased, concludes Carl-Johan Bergholm.
– Completing such a large project in an existing building on time and within budget shows what’s possible when you have shared goals and mutual trust in a partnership, says Johan Zachrisson, Head of Business Development at Fabege.
At the inauguration, participants included Saab’s CEO Micael Johansson, Carl-Johan Bergholm, Martin Eliasson from Solna City, Johan Zachrisson from Fabege, as well as Saab employees and invited guests. The event marks a milestone in Fabege and Saab’s shared journey – and stands as a clear example of how partnership, sustainable development, and confidence in the future can create lasting value.
