Swedish Coast Guard and Speed Identity relocating to Lumafabriken property in Hammarby Sjöstad

 

Hammarby Sjöstad has emerged quickly as an attractive office area. Companies are attracted by a creative environment in cultural-heritage classified premises, seaside location, decent rents and proximity to the city. Property owner Fabege recently signed two new leases with the Swedish Coast Guard and Speed Identity, which will assume occupancy in the Lumafabriken property in 2012.

In the past year, the property company Fabege performed extensive renovations of its office premises in the Luma area in Hammarby Sjöstad. The interior and exterior of the former lamp factory, originally built in the 1930s, were renovated.

Fabege recently entered into a six-year lease with the Swedish Coast Guard and a three-year lease with the company Speed Identity. The leases have an annual rental value of about SEK 4.2m and SEK 1.3m, respectively.

"Hammarby Sjöstad is a highly coveted residential area and companies have now discovered it as an attractive office area. The interest in office premises in Luma is considerable, thus confirming that our investment was worthwhile. The 47 employees of the Northeast region of the Swedish Coast Guard will assume occupancy in September. By the time they move in, the 1,698 sqm of office floor space will have been adapted to the organisation’s needs and the Coast Guard’s boats will be docked ready for action at Fabege’s pier.

"We conducted a thorough selection process. The concept was for the premises to be adaptable to our operation, a demand that Fabege was able to meet. The move also had to be financially feasible and the premises and area also had to promote a healthy working environment. We also had to be close to city and the sea, while the premises had to be properly secured. Fabege was able to meet all of these demands, I am very pleased with our collaboration," says Kenneth Neijnes, Northeast Regional Director at the Swedish Coast Guard.

Another new tenant is Speed Identity, a company that has 15 employees and will assume occupancy in mid-May. Speed Identity is replacing its premises in Tyresö with a 564-sqm office in Lumafabriken.

Both Magnus Löfgren and Kenneth Neijnes also cite the rich history of the premises as a key factor in selecting Luma.
