The reporting of sustainability work at Fabege complies with the guidelines of the Global Reporting Initiative (GRI Standards), core level. Reference has been made to the GRI’s industry-specific supplement for the construction and property sector.
The Sustainability Report is presented annually and the sources of the data, assumptions and conversion factors used within the framework of the Sustainability Report are reported here. No significant changes have occurred in relation to the organisation or supply chain during 2019.
EPRA Performance Measures
Fabege reports the company’s sustainability performance measures based on the latest recommendations of EPRA (European Public Real Estate Associaton): Best Practices Recommendations on Sustainability Reporting, sBPR, third version September 2017.
Fabege reports the sustainability performance measures for energy, greenhouse gas emissions, water, waste, environmentally certified buildings and corporate governance and social aspects.
EPRA Overarching Recommendations
Fabege restricts the report to properties over which it has operational control in accordance with the principles of the Greenhouse Gas Protocol. Operational control has been selected because it provides Fabege with the best basis for reporting statistics and data upon which Fabege has a direct impact. Properties in which the customer is responsible for contracts relating to the supply of energy, water and waste services are therefore excluded. Where customers are responsible for the contract Fabege does not have measurement data either. The exception to this is waste, where customers have their own contract with a specific supplier for which Fabege has access to aggregated waste per property via the same supplier.
For properties Fabege owns and manages, it is working actively to obtain access to the relevant measurement data. Fabege currently has access to measurement data for its entire management portfolio. The exception is waste for the few properties in which the customer has chosen a waste contractor other than the one recommended by Fabege. The number of properties included in each indicator is indicated next to the key figures concerned. Note that the proportion of possible items to report in absolute terms for each year comprises Fabege’s portfolio of investment properties including a few development properties. Newly acquired investment properties which do not have a full calendar year’s energy consumption are not included. Development properties being brought into projects, project properties, items sold during the current year and land are also excluded.
Fabege owned 87 sites in total at the end of 2019, including properties consisting only of land. There were 64 investment properties, 10 development properties and 15 project and land properties.
Estimation of landlord-obtained utility consumption
No data is estimated, all measurement data reported has been measured and verified.
Third party assurance
Fabege’s Sustainability Report has been subject to a limited assurance review by Deloitte AB as per ISAE 3000 in compliance with the GRI Standards. The Sustainability Report includes sustainability performance measures in accordance with EPRA: sBPR Performance Measures. See the Assurance Report on page 103.
Boundaries – reporting on landlord and tenant consumption
Fabege only reports on energy purchased by the landlord, i.e. Fabege. Fabege therefore does not report on tenants’ own electricity consumption, since we essentially do not have access to these statistics. Fabege cannot have a direct impact on the tenant’s electricity consumption, which makes the statistics to some extent less relevant.
Fabege calculates the intensity indicators by dividing by the buildings’ total heated area (Atemp). This is used because it is the statutory method in Sweden for paying for, measuring and comparing energy use and resource consumption.
Fabege uses SMHI degree days for the normalisation of energy for heating.
Segmental analysis (by property type, geography)
Fabege reports sustainability data for offices in line with the company’s financial reporting. Since Fabege only owns properties in the Stockholm region, it is not relevant to report the statistics with their geographical distribution.
Disclosure on own offices
Fabege does not currently report its own local offices separately but they are included in the overall statistics.
Narrative on performance
To read more about changes from 2018 to 2019 in the environmental key ratios and the savings that have been attained, see pages 82-83. No adjustments have been made to the reported data. Decisions on what social involvement to implement are planned in the district concerned – Arenastaden, Haga Norra, Solna Business Park, Stockholm inner city, Hammarby Sjöstad, Flemingsberg. Reporting for each year indicated in the EPRA table relates to a calendar year, i.e. 1 January to 31 December.
